This way of doing business gives us the flexibility to seek creative agreements with owners, whether we structure agreements to develop properties for the owner or create joint venture entities to maximize the value of an asset. We see owners as partners, not just sellers. We recognize that each seller and buyer of any real estate asset are the market makers. It is our purpose to explore and understand the benefits and risks of holding, selling or developing property, from both a buyer and seller point of view.
We believe it is essential to understand an owner’s short and long term objectives. By doing so, we are able to add value by pairing our market and development expertise with these objectives, to recommend the best strategy for each property we consider.
As dynamic macro and micro forces continuously shape market conditions, we have a steady track record that proves we do outpace trends. We are able to do this by evaluating each asset and each owner circumstance as a unique and individual transaction. We balance our risk and return analysis for not only our own assets, but for the properties we acquire by recommending a course of action:

- Seek a quick close buyer
- Enter into a longer term agreement with a developer to maximize property value
- Create a joint venture to co-develop the property
